I ended up not going with any of the properties I saw with Rio since my budget was closer aligned to a shared property, however, I had wanted to share a review and in particular for the property manager, Bret, who was very friendly, patient, and informative. He showed me multiple places around the budget I had in mind and also some other options a bit more expensive so I could have an idea of what was on offer. He was also very helpful with info on the city with me being new to it and was happy to answer questions even if it wasn't directly related to the properties he was showing. I'd be happy to work with him again should the need arise.
Update - 9/20/23: The shared property that I went with ended up not working out and I was able to go back to Bret at Rio and find a great studio within my budget. Moving in Friday. Thanks once more!

This is my first interaction with RIO and I have to say it was fantastic. I have not moved into my new apartment as of yet so this is purely focused on RIO and specifically an employee, Annie. She was waiting in front of the property I requested to tour and was very personable from the start. As we kept speaking while in the apartment she offered up a possible alternative that she thought might be a good fit. She didn't have much time between showings, however, she said it was close and she could do it quickly if I could make it work. I ended up loving the location and filled out an application right after leaving. We stayed in constant contact via email through each step of the application and approval process and it was by far the quickest and easiest time I've had finding a new apartment in Denver! I cannot thank Annie enough and if she is any indication of how RIO operates holistically then I am even more excited to be in their network of properties!

I wish I could give zero stars. I always had issues with maintence requests being fulfilled. But my biggest issue is regarding a month to month agreement. After my year lease was up I decided to go month to month. I had spoken with the apartment manager verbally and in writing (email) that I was moving out in June of 2020 and signing a 6-month lease wouldn't work for my timing for moving. She said she made note of it in my file and all was good. Almost three years later I received a call from a debt collector saying that I owed rent for the month of July. Even though I was month to month and had been told I was all set to move out. They had my phone number and email and never once reached out to regarding this issue. They are shady. Get everything in written in a legal document.

Just rented a place in Cap Hill through this company and is way remarkable how easy the process was. I’m not loaded with dough or have the best credit score around and these folks got me right in. I viewed and signed the same week and it could t have been easier. Very friendly staff and very flexible as long as you communicate. I dealt with Brett the entire time and he was awesome.

I absolutely love my apartment. I had a great experience with all of the people that showed me apartments and love my building and its location. I still currently live in the building.
That being said, I have had a really hard time with getting any sort of response from management since I moved here. I keep submitting maintenance issues and they come up as resolved when they have not been. Then, after asking to be notified before entering my apartment (I have a dog), I came home one day and they had entered without permission. I have had no response to this issue nor have I been contacted regarding my latest issue (marked as resolved).
Another issue: I understand it has been a cold winter but our water has been shut off more times than I have ever encountered before. They reimbursed some rent for the longer shut off (5 days) but we have had our water shut off many times with no financial reimbursement.
Again, I love my apartment, I love the location, I love my neighbors. However, I am having a hard time with the management, maintenance, and lack of communication. I am not sure if that is RIO or the owners of the building but either way, it makes it difficult.
**Update: Maintenance did get back to me and fix the issues I had.
