Absolutely the WORST property management company in Colorado! Doesn’t respond to calls or emails! Never in the office! Even their upper management is never around! They can’t even fix minor issues after a full weeks notice! Constantly shutting off water & gas for “upgrades” but give less than 24hrs notice to the building! Washers & Dryers constantly never working correctly! Poor communication with renters! They even changed our rent rate after we signed our lease months ago & sent it to them within a day!
If I could give a negative 5 stars, I would. I have lived in three states and rented through several property management companies. This company is by far the worst. They are exploitative, prevaricating, and neglectful to their tenants and properties. Their properties have electrical and water damage they will not address. They raise rent by $500 or $600 after one year. They penny pinch and cut corners at every turn. They do not respond to maintenance requests or emails in a timely manner. Their agents are always out on vacation and they never leave a contact for emergencies (of which there are many because of the neglect they commit.) We went through three property managers in the span of six months. One woman in my apartment's building is shocked by her sink, another has had her closet flooded multiple times. The list is never ending. never ever rent from this company.
I’ve lived in one of their apartment complexes for 6 years now. I had a leaseholder and Kim our property manager made it fast and easy to get everything signed and switched over under my name. It was something that always stressed me out for some reason but I didn’t realize it was a lot easier then I thought and I’m grateful. It was ZERO stress and one less thing to worry about.
I havent lived in any RIO properties but I have tried to speak with them about living at their properties many times. They do not answer their phone- ever. You can't leave a message either because the mailbox is full. Leading me to believe nobody would listen to my message let alone return a call. There is no communication here. So the reviews saying no work orders are ever fulfilled makes a lot of sense. I'm going to continue looking for an apartment and I will intentionally avoid all RIO properties from here on out. You gotta be able to communicate... that's the bare minimum. Come on now...
DO NOT RENT FROM THIS MANAGEMENT PROPERTY. Not only will they screw you by raising rent by 25-30%, they’ll also give you 3 different managers within three months who don’t communicate so your service requests go unanswered across transitions. You’d meant my FIRE ESCAPE was welded shut for the first 8 months of living here. They’ll also give you the run around when asking why rents have increased or why no one is answering service calls. The receptionist is clueless as to what is actually going on at the organization and overall unhelpful. Every tenant who currently lives in this building also has the same complaints about the management. If you can really even call them that.
