I absolutely love my apartment. I had a great experience with all of the people that showed me apartments and love my building and its location. I still currently live in the building.
That being said, I have had a really hard time with getting any sort of response from management since I moved here. I keep submitting maintenance issues and they come up as resolved when they have not been. Then, after asking to be notified before entering my apartment (I have a dog), I came home one day and they had entered without permission. I have had no response to this issue nor have I been contacted regarding my latest issue (marked as resolved).
Another issue: I understand it has been a cold winter but our water has been shut off more times than I have ever encountered before. They reimbursed some rent for the longer shut off (5 days) but we have had our water shut off many times with no financial reimbursement.
Again, I love my apartment, I love the location, I love my neighbors. However, I am having a hard time with the management, maintenance, and lack of communication.

Absolutely the WORST property management company in Colorado! Doesn’t respond to calls or emails! Never in the office! Even their upper management is never around! They can’t even fix minor issues after a full weeks notice! Constantly shutting off water & gas for “upgrades” but give less than 24hrs notice to the building! Washers & Dryers constantly never working correctly! Poor communication with renters! They even changed our rent rate after we signed our lease months ago & sent it to them within a day!

I havent lived in any RIO properties but I have tried to speak with them about living at their properties many times. They do not answer their phone- ever. You can't leave a message either because the mailbox is full. Leading me to believe nobody would listen to my message let alone return a call. There is no communication here. So the reviews saying no work orders are ever fulfilled makes a lot of sense. I'm going to continue looking for an apartment and I will intentionally avoid all RIO properties from here on out. You gotta be able to communicate... that's the bare minimum. Come on now...

I had a showing canceled at the last minute (just a few before the showing time) because by their own admission, the unit was trashed and unshowable. I asked if there was another time I could see it, and they never responded. I tried to set up showings for two other units of theirs and got no communication from them. I finally saw another apartment of theirs, and it was fine but egregiously overpriced for being a tiny studio on an extremely loud block (many long-time residents were being priced out of this building since the rent was being raised dramatically.) Since then, I've heard really bad things from Rio residents, I can't imagine how many millions they make preying on Denver renters.

Would give zero if I could. Typical predatory property company. Do yourself a favor and listen to the negative reviews, it's not worth it. Difficult to work with when your property manager changes 3 times in less than a year. Will go back on their word and keep your security deposit like they haven't heard of normal wear and tear. They also used our personal email addresses to send political propaganda emails, SO WEIRD AND UNPROFESSIONAL. Would not recommend.
